10 mil key money vs 5 mil key money

I waiting to look at places to live, so in the meantime I'll ask dumb questions here about it. Please indulge me.

I am just curious what kind of a difference I might expect to find between a 5mil key money/500K a month place and a 10mil key/500K place? I understand that there is a wide range of stuff out there, and I am still unsure whether i want a one room or a 1 or 2 bedroom place, so any responses regarding either would be appreciated.

I see that many ads say that the rent is negotiable with more or less key money. But how much? I assume it is somewhat different in every case, but how much might a 5 mil difference change the monthly rent?

Any responses greatly appreciated.

If you want to live outside of Itaewon or Haebangchon, it won't make much of a difference in monthly rent. For example, for my apartment, the different in rent between a 20 million and 40 million won deposit was 100,000 won.

Now, if you are looking at the different between 5 mill/500K and 10 mill/500k, you are looking at a villa vs. an officetel, both one room.

Depends on where you're looking. You can find officetels for 5M/500K but not in the hot spots like Kangnam, etc.

Where in Korea are you looking? That makes a big difference.

The place I recently got in Tongyeong on the southeast coast was 5k/350 mo or 10k/300 mo and my employer opted for the latter.

I'm looking in Seoul, but in some of the cheaper areas in the SW of the city.

I've been looking in the free papers they have everywhere in the city and 80% of the ads seem to be in my price range, even for a one or two bedroom, as long as they are in seperate buildings, rather than Villas.

Guess I will see what they are like when I actually start looking though. I'm picturing them being very small.

I could pay up to ten mil, but I'd rather not. I'd rather pay an extra 100k and pay 5 mil key than 10 mil. Is that crazy?

Look at it this way every 5 million down is 50,000 a month less.

15 million down 450 a month
10 million down 500 a month
5 million down 550 a month
0 down 600 a month (normally not possible)

50,000 time 12 equals 600,000

so if you were to invest the extra 50,000 you would have to be making 12% to make more money off the 5 million.

Key money is a good thing.

Okay I am sure my numbers are wrong some where but hey it's late

It depends on how long you are going to stay in the apartment.

If you plan on only staying there for one or two years - then sure - pay the 5 million key deposit (you rent will only be 1.2million extra for the year) -

If you pay the 10 million key deposit you could lose that 1.2 million anyway - because after one year - the currency exchange might have dropped so much - that after one year - changing your 10 million back into your home-countries money - may leave you LESS 1.2 million anyway

However - if you plan on staying in the same apartment for 2 or more years - then you are better of paying the 10 million key deposit (because 3 years (with only 5 miilion key deposit) and an extra 100,000won rent per month = 3.6 million extra paid...


(does that make sense?)

Let me give you an example..

I had a choice of paying either 5 million and 600,000won rent
or
paying 10 million and 500,000won rent

I chose to pay the 5 million key deposit (and an extra 1.2 million rent per year) in 2004 (the 5 million was = to $7,500 in my home countries currency)...

now is 2009 - and I am still in the same apartment and the 5 million key deposit I would get back if I moved out is only = to $5,000 in my home countries currency - because the currency exchange has changed so much...

so in reality if I had paid the 10 million key deposit I would have lost an extra $2,500 in my home countries currency...

***However, because I paid only the 5 million key deposit and I have now been living in the same apartment for 5 1/2 years - REALLY I have paid an extra 6.6million in rent (100,000won X 66 months)

so I have LOST 6.6 million - just because I paid the 5 million key deposit and stayed in the same apartment for 5 1/2 years

*I recommend the 5 million key deposit if you plan to stay in the apartment for 2 years or LESS..

If you plan to stay in the apartment for more than 2 years - you should pay the higher key deposit... (because you will save money) and not lose it like I have.
