Apartment - Guro Station - 10million deposit/650 per month

My girlfriend and I are moving back to Canada, so need someone to take our apartment. It's a modern officetel located directly beside Guro Station. Real wood floors, washer, freezer, air conditioning, loft that acts as bedroom.

The deposit is 10million won, the rent is 650,000won per month. The apartment is available from August 14th.

We don't need some our furniture, so if you take the place you can have our giant rug, table, chairs, and desk for free.

What is the monthly maintenance fee? Also, will they reduce the monthly rent if you put up 5 or 10 million extra key money? Thanks.

I'm new to the Korean rental market. Is that typical deposit money? Why is it so high? (In the States) I'm used to first month rent, last month rent, and security deposit equivalent to one month's rent. Should I expect high deposits in Korea and bring a ton of cash?

Yes it is typical for most of Seoul. You can live in the ghetto around Itaewon and find places for 5m down or less. Fully refundable when your contract is up or before if you find someone to take your place.

It is high because ajumma landlords rule here (this question is a whole thread onto itself). You should expect higher deposits. Hopefully your school will take care of it. If you're rich/want a nicer place bring mo' money.

My deposit is actually on the low side given how nice the place is. You get it back.

I'm not the landlord so I don't know about lower the rent with more key money. I'll post the number of my realtor tomorrow and you can discuss it with her. The place is a good deal, really.

Why don't you cut the realtor out of it to make it a better deal for / easier to find the next tenant?

Standard rules are every 5 million down means 50,000 off the monthly rent

so 5 million down minus 50,000
10 million down minus 100000

It's standard practice to work through a realtor in Korea. Typically the landlords own multiple places and don't give too much attention to them. And I'm pretty sure a realtor must sign the lease.

It's an officetel so the maintenance fees are not low like in a three story house complex, but on the plus side recycling and garbage is taken care of. I'm not sure exactly what the fee is (my wife deals with these things) as water, electricity, and hot water is included in the bill. Last month it was 150,000.

Oh yeah you get your hot water comes through the building's system, so it's always on, not like other systems where you must turn on the heater and wait.

I've done it without one. My landlord owned multiple places. Hopefully I didn't spliff you too bad or whatever but it would save someone money if you didn't use one. What would be the point if you find the person yourself, anyhow? Think of the 'for sale by owner' signs in the West...

Disregard / flame me but I think it might actually help you find a tenant quicker if they knew it was gonna be cheaper ie no agent.

The realtor should only get a commission (ie payment) if you found the apartment through them.

So, if you walk into a realtor's office and they find you a place then you pay them the fee.

If the OP finds someone to rent themselves, then there shouldn't be any realtors involved.

I agree with this and the next post. For those who don't know, in Korea, both the landlord and the tenant pay a commission to the realtor when the lease is signed. I don't know what the US situation is like, but in Australia, the realtor takes a percentage of the rent and has an ongoing relationship with the tenant and landlord. Here, the realtor is out of the picture after the lease is signed. Therefore, if you find a tenant yourself, neither have to pay the commission. I've found that landlords are generally quite eager to avoid using a realtor. Maybe not Ice Tea's landlord, but for any prospective tenant it would be worth looking into. It could save you 300,000 won.

Except for many people (with limited to no Korean ability) the options to find places is limited to at best a handful of sites of which each decent apt posting is contested on by everyone else. It's it like w4m section on CL. ROFL.
