I'm going to be moving out of my apartment soon, and would like to find someone to rent it after me. Details below.

Description

This is a small (but cosy) self-contained "oneroom" apartment located in on the 9th floor of an officetel (mixed residential/commercial building). The whole place is approximately 4.3 m x 5.2 m (14 ft x 17 ft), or about 7 pyeong (22.4 square metres / 238 square feet), though the primary living space is a little smaller due to the bathroom.

I've lived here for just under 2 years and really like it - I'm moving out due to leaving Korea. I repainted the walls when I moved in, stopped the bed squeaking, replaced the grotty curtains and will be leaving the place in great condition. There haven't been any pets or smokers in here during my stay.

I'm going to be moving out on or around December 21st, 2009, though this is somewhat flexible.

Location

Right in the heart of Sinchon, a minute's walk from the subway station (line 2), 5 minutes to Sinchon's bar/restaurant area and 10-15 minutes to Hongdae. It's also a 10-minute walk or a short bus ride to line 6 (Daeheung). Local public transport is excellent, as lots of buses stop near the Rotary.

Despite the busy location, the apartment is very quiet as it faces away from the roads.

Costs

I am currently paying W420,000 per month in rent on a key money deposit of W10,000,000. When I move out, I'm fairly certain that the rent will go up (which is why I quoted 450,000) - but it is negotiable depending on how much key money you want to put down, and the rise should not exceed inflation (~5 %).

When I moved in, I was shown a certificate stating that the landlady did not owe any money to the bank and my Korean co-worker was satisfied that I'd get my key money back.

No utilities are included, and you should expect to pay in the region of W100,000-W150,000 per month in electricity, water, gas and the usual officetel management fees.

Furnishings

Technically, the apartment is not furnished. The bed/shelves, gas range (passed safety inspection last month), microwave, fixed cupboards, air conditioner and dishwasher came with the place, but everything else in the pictures has been bought by me. I'm going to try and sell it all before I move out, but if you decide to rent the place and need furnishings then I can sell you the lot (fridge, washing machine, bookshelves, chest of drawers, tables, chairs, wardrobe rack etc.) at a preferential rate.

Mods: I'm leaving Korea next week, so you can remove this after (say) the end of December.

If anyone is suddenly interested, you'll have to deal directly with the budongsan after I've gone - it's the Shinsaegae Budongsan (신세계 부동산/공인중개사) on the second floor of the Le Meilleur Town 1 building in Sinchon (02-323-5020; map here).
