Hey everyone!

I'll be moving a bit closer to work, which is in Bundang. To that end, I've been trying to find a decent officetel to live in. Basically my requirements: either a loft or a separate bedroom, 10,000,000 down and up to.. um .. around 750,000 a month I guess, but obviously cheaper is better.

For reasons of anonymity I will not tell you which I've chosen. Smile

Here are the candidates:

Sunae Station Area:
Doosan We've Centium
Hansol Infinity
Dongyang Gratea

Seohyun Station Area:
Obelisk
Halla Sigma Park

Jeongja Station Area:
We've Pavilion
Dongyang Paragon

Migeum Station Area:
Hyundae Arion

I'll be going out to see all of them in person this weekend, but I thought I'd consult the DESL Hive Mind and see if anyone has any first-hand experiences with any of these places. I can't be the only one who wants to move to bundang, so it may be a good resource for others as well.

you are looking at paying pretty money.. the average officetel price is
10/600 so of them have the loft style...

Id go with with Jongja, maybe Intelli behind the station on cafe street..
of course joengja is more expensive but for 750.. you will certainly find a place..

We've Pavilion
Dongyang Paragon

both not bad.. ive seen inside those places..

not the best around for the price.. Id go with Intelli over those two..

My sister lives near Ori station. I believe her building is named Starus. The officetels are relatively new and a decently sized. Also, they have high ceilings and the building has an amazing roof. There's a free putting green, gazebos, and picnic tables.

I think it's about 10,000,000 won key money and anywhere from 550,000-750,000 won.

I looked at IntelliG and the rooms seem kind of small for the money. Offsetting that, the building's really high, which makes for nice views. After looking a bit on the website, only the 18pyeong layout looks nice - and even that has a conspicuous lack of storage. I'll add it to the list though!

Ori's a bit far. Ideally I'd like to live in either Jeongja, Sunae, or Seohyun just because of the proximity to the IC, buses, and work (and a bit better nightlife doesn't hurt either).

There are also several places on the pink line which have really well priced apartments. Many places around there have the Jeonse option where you pay key money from 10-20M and pay no rent.

I know one person in Jeongja who lives in the Intelli officetel. It's a really nice place. He paid/pays 200/50.

I had a good look around Seohyeon, Sunae, Yatap, and Ori in February of last year. Far and away the best value, strangely enough, was Seohyeon, while Sunae was consistently W50,000 more expensive for similar accommodation. Actually Ori was the best value for money but that place is getting a little off the beaten track.

After checking out 13 or so potentials I ended up moving into Obelisk in Seohyeon.

Pros:

- It's relatively modern and the security ajosshis are friendly.
- There's a convenience store and dry cleaner on the ground floor.
- The in-house gymnasium has some pretty decent equipment including free weights and smith machine for just W10,000 per month.
-There are plenty of other foreigners in the same building and we sometimes have BBQ parties on the roof.
-There's a sex shop almost directly underneath the building Laughing I'm not kidding

Cons:
-Those damn gym dumbells only go up to 12 kg Sad

So if you're looking to move in here there are plenty of loft apartments in varying sizes. The monthly maintenance is the same as other apartments complexes in this and nearby localities. My place was 20 mil deposit and W550,000 monthly rent.

Another place you might want to consider is the nearby Pugnim Iwant. That was my front runner until I looked at Obelisk. The facilities are probably better but the apartment I looked at wasn't so nice.

What's the possibility of finding something around Ori station in the 10m key and 400k a month range?

I'm working with a public school budget. Is something 5-10 minutes walking distance from the station too much to ask?

I would have a look at Posville next to Ori station. A nice building, high ceilings, and some of the security guys I knew are still there. They were friendly to me. Not sure if there are places available. High ceilings and a variety of sizes. Across the street from Homeplus and CGV and Nohnhyup. I liked living there. If you can, get a place on the crossbar of the "H" of the building shape, preferably facing North east. It should be less noisy on that side except for when the garbage truck pulls in around midnight. On the crossbar means you aren't looking directly into other peoples apartments, and they into yours. You can also walk directly into the subway without going outside. Now that the housing office has moved away, there should be less noisy protest speakers.

Starus is ok, but I haven't seen any places with high ceilings. Maybe you mean the apartment across and up the street - the street with all the late night eateries - that street can get noisy late at night, depending on what facing you have. Some units run around the 600/10 range for Starus.

Haydn

There are several low rises (four floors?) between Ori and Jukjeon, about a block off the main street, on both sides. I would avoid Cozy House though, somewhat slummy. I think they run around that range. Not big places, but some I have seen are fairly clean and well kept. They are within about 10-15 minutes walk from Ori and the bus stops.

Sounds like you found a nice place. Seohyeon can be pretty busy though. That's what I liked about Ori. Not as busy but shopping close by and on the major transportation routes, including airport bus. One good thing is that you are that much closer to downtown by express bus at Seohyeon and can avoid all the stops it makes between Ori and and Seohyeon. You will have a harder time getting a seat though.

I like Jeongja too, just for the ambience and the restaurants but many of those aren't cheap of course.

Is that 5 million key or 50? If 5 then the school must pay the other 400 rent, which seems about right. How many Pyeong? I wanted to look around there but assumed it was too expensive.

Man, for a short 5' tall girl, you must have some mighty impressive guns to want dumbells heavier than that! Shocked

most newer officetels are asking 5/550~10/600 range
some of the older officetels are possible to be had for 10/5 5/6 5/5 range gotta ask around at local realestate places..

Segrancia, postel and starus are asking 10/550 10/600 now..

grancia has the loft style.. and so does postville

starus doesnt..

if you want to go el cheapo, you can look into One room buildings
the first intersection past hanaro mart in behind there on the right you will be find the ONE ROOM buildings.. than can be had for 5mill/300~400 a month... personally I paid the extra 1 or 200.. you'll see why...

OP: it's definitely possible to find what you're looking for. I can't comment on those apartment blocks, only my own.

Mine is near Migeum, 26 pyeong, I paid 10mil deposit and 570/month + 100/month service fee. Add on 100k for monthly utilities, if you're as light on them as I am.

BUT my place is not sparkling new, paint and flooring isn't perfect, Koreans might find it less desirable than a spanking new officetel. Personally, I don't care about seeing my reflection in my sink, I love having a sizable apartment.

I had to shop around a LOT at estate agents, as they normally only show the newer, pricier officetels.
