Hi folks,

What kind of apartment can I get, and rent will I be paying, if I have 30 million key money at my disposal?

Thanks.

Think twice before you want to put that much key money.

There are cases that people couldn't get the key money back at the end of the contract, due to the landlords "bad investment ".

It is said bank can provide a warrant for a key money <20 million, but it has been proven to not be always true.

I've been looking in that area recenntly, and to be honest alot of the landlords aren't really interested in higher key money due to the economy, most of the places I looked at wanted max 20 million key, then between 500,000 - 900,000 per month in rent.

yeah I'd be wary.
Theres not much to force him to actually return the money when you think about it. Its a crazy system.

I am on the system (wolgye? cholsae? I always get these confused) where you drop a large sum and rent is free. I had mixed feelings about this as I couldn't read many of the documents, i.e. nothing actually, but I had a great deal of help. Everyone who helped me, and I trust them, ensured me that if they do not pay us back, and promptly, the house gets liquidated and we are first on the list. My father-in-law said, "We can sell the house." We signed a plethora of papers before we could actually move in.

Due to the language barrier, I would be very hard-pressed to sign up on my own.

It depends on the age, location and size. A new 30 pyong apartment
in Bucheon will be about 200,000,000-250,000,000 key money.

In Shincheon the same apartment would be more. But if it's an older place
you could probably get a pretty big pad for 30,000,000 plus maybe
400,000-500,000 rent per month.

They are all different. You pretty much need to walk around to every
real estate place and tell them how much you want to spend and what
you are looking for. They will usually then try to persuade you to rent
a problem property. After that, they will show you what you are after.
