I'm seeking an apartment in Dongdaemun and was wondering if anyone could recommend the best way to go about doing this?
I need to find a place by this week, while simultaneously working at a hagwon I was told to find a realtor in the area and ask them, but I'm guessing by the time I get out of work their offices are closed? (I get out between 4:30 and 6, depending on the day).
I'm not looking for anthing fancy, just a studio/office tel with a max of 5 mil in key money. Any tips would be greatly appreciated!

For the best deal you have to do it the Korean way. Go to the area and find a local bundongsan. |

Just go to the local realtor. They will be open at some point when you aren't working.
I went to a guy that spoke English and we looked at about 5 places before I decided on the one I wanted. I decided within a day. |

Have a Korean friend accompany you to the local Real-estate agents around that area.
Real estate offices often stay open late (until 8pm) and are open on Saturdays. |

maybe you can do it alone, but seriously, i would never put money down and sign a contract without taking a smart korean friend with me. find an ajosshi- the older, and more serious-looking the better- to accompany you. tell him what you want, and let him do the talking.
plenty will be open way past 4.30.. this isn't france! and don't take the first one you see. aim for at least 5, if you have the time. |

This is good advice. Unless you are a bit older and speak and understand Korean very well, it would be best to go with an older Korean man to help you work out the nuances of the contract. |

Go to a 부동산 (real estate office, if you can't find them you're obviously blind) in the area you want to live. Take a Korean with you. If you don't like what they're offering or their prices, go to the next 부동산.
Luckily finding apartments in Korea is extremely easy, even as a foreigner. The tough part is getting a good deal (and even that isn't too bad). |

With that key money restriction your best bet would be a "villa." You might be able to find an officetel but I honestly wouldn't hold my breath. The good news is villas are generally bigger (although quite a bit older) than apartments. |

Plenty of officetels allow 5 million key money |

Thats true.
Even tell the Real Estate agent you are interested in a Officetel with a 10 million key deposit - but explain that you really only have 5 million for the key deposit.
The Agent can negotiate with the owner for you.
For example - If there is a nice, secure, officetel that is going for 10 million key deposit + 500,000 rent/month - you can negotiate to get it for 5 million key deposit + 600,000 rent/month.
You can also do that with one-room villa's (for example a villa that is going for 10 million key deposit + 400,000 rent/month - you can negotiate to get it for 5 million key deposit + 500,000 rent/month.
With the officetel - it will be more expensive because you also have to pay the building maintenance/service fees each month (for electricity, elevator, security guards etc) which can range from 80,000~250,000won per month additional your rent each month. |

I stand corrected. I guess I was thinking about some of the better parts of town. A quick search on naver brought up several results in that area for that amount of key money. The rent seems to range from 500k / month to 650k. With building fees and utilities you can expect to pay an extra 200k/month. Average size is about 36 sq m or roughly 11 pyeong. |
