The total amount looks fair, but you should show a photo of the loft area. The loft at the place I stayed at was doable, but I would only price it at 150,000/month. Maybe your loft is bigger, I don't know.
The other 50,000 could be thought of as applying to all the extras you mentioned (minus the living room use). I don't know if I would always want to eat in the loft, so you might want to allow like table use for meals (which would only be like once or twice a day). Then, anything outside of that (like watching movies, reading, etc...) would come at an extra cost. |

Thanks for the reply. I'll try to get some pics up soon. The loft area is about 3' high, 10' long and about 8' wide.
As mentioned in the ad, I would let the roommate use whatever is in the officetel so they are free to use the TV, kitchen table, utensils, etc.
