I have no prior experience to this arrangement, but I'd say...

PROS
- saves time on commute
- instantly have other foreigners around to talk with outside work hours

CONS
- lack of privacy; your co-workers and worse yet the director can often see when you're in, out, if you're bringing someone to your place, etc. Seems like it could really put a damper on your social life
- close proximity to school may make it easier to have overtime forced on you

Is it really not so bad, or should you run away from any offer that has this arrangement?

Don't do it. The Western concept of personal space and privacy is generally ignored here. You'll want the physical distance from your place of employment.

Don't do it, because "same building as hagwon" might mean you're going to live in the hagwon. This happened to a guy I met, he literally lived in his hagwon! Talk about getting screwed on housing!

and the kids know where you live.
Given koreas track record of thinking most foreigners are kiddie-fiddlers (ref.; E2 visa 'non regulation requirement' to request a police clearence to mostly prove you havent molested anyone), you may at some point be compromised on your word when your students start trying to get into your apt. and you tell them to feck off. Koreans have been known to walk into peoples apts. unanounced. That has happened to me about 20 times in 3 years.
Its only a small thing too but sometimes you just need to switch off and forget about work.
If I were you, Id go for the option of requesting a housing subsidy every month and get your own place.
On the plus side, youll save money travelling, get a lie in and you can always pop home for dinner...

Who are these people that don't lock their apartment doors?

I mean really, come on.

Landlords and school owners have keys, and they use them. That's why I got my own lock installed (I asked permission, but I was going to do it even if my boss said "no").

I currently live above my hogwan, and there is nothing great about it. Privacy level is zero.

If you are asking because of a recent job ad, with a skypark and a high salary then you should be asking a few more questions.

Check how many times this employer has advertised over the past year (always on Dave's). Wonder why he has to pay so much. The students are good, but you will be selling your soul.

Hope this helps Very Happy
