Where are the CHEAPER areas of Seoul to Live in?

So my landlord is raising the rent, so I've decided to move.

I'll be looking in the usual areas, Hongdae, Sinchon, Hapjeong, Ewha, etc...mainly looking for Officetels, wouldnt mind a villa if its nice, I've never lived in one though

I've heard that Seoul University is cheap, but the area isnt that great.

Also Haebangcheon is cheap, but I've never been there.

Another Question:

Since Interest rates are low atm, are people not as willing to accept a higher deposit for a lower monthly rent these days?

I'm looking to put down 50million for a deposit and would like a monthly rent of around 500 or so.

Doable?

I just moved yesterday, and over the course of the process have found out that these days there is a 'jeonsae nan' happening. That is, Koreans are waiting to buy apartments with the expectation that prices will drop in the near future. As a result, a 'jeonsae' mania is going on, where more people that ever are looking to rent with large deposits instead of to buy. This is supposed to be affecting the jeonsae prices, pushing them a bit higher than normal. This also means that there are more jeonsae apartments on the market.

Since you want to do weolsae (deposit + monthly rent), I think you should be able to find something without a problem. Weolsae is still popular too as landlords get a cash return each month from their investment.

Whether the amount you are willing to spend is doable, it depends what size officetel you are looking for. For a 32 pyeong in the cheaper areas, you are probably looking at minimum 120-130 million jeonsae or 50 million + 700-800,000won a month. If you want a smaller place, you shouldn't have a problem with your price range.

As for cheap areas of Seoul, you probably want to narrow down with side of the city is convenient for you. Seoul Natl Univ area in my experience is not cheap at all, and it has improved over the years as they have done some new developments in the area. If you post here what side of the city and what size apartment you are looking for, I could give you some ideas here.

Well I currently live at Sinchon and like the surrounding areas (hapjeong, hongdae, etc..) So near here is where I would like to stay if possible.

I also work in Omokgyo. But dont mind commuting, which is why I might look at the SNU area if I dont find anything in Hongdae, Hapjeoong, etc..

I currently live in a 16 or 18 pyung officetel in Sinchon. I dont really need anything bigger than that IMO.

I think with the budget you have you can probably afford to choose what area you want to live in. Sindorim is closer to Omokgyo but on the green line if that is where you want to stay. It's a little bit cheaper than other areas but getting more expensive thanks to new developments. They have some officetels around the station and is a convenient transfer point for both lines 1 and 2.

Dangsan is also a nice transfer point and there are officetels there too near the station. You might want to try there.

The cheaper an area gets the less attractive it is, imo. If you are used to Sinchon you might find other areas not as nice.

If you want a cheaper area, try Kkachisan (sucks for transportation tho and is not so nice), or even Yeongdeungpo-gu office area--this area isn't too bad and you're near Costco--, on line 5 and 2. Even cheaper than that is Yangpyeong (양평역) area which is just across the bridge from Omokgo on line 5 and offers lower rents and a good selection of officetels.

Seouldae to me is kinda far for you if you are commuting to work in Omokgyo, and there really isn't anything special about it.

Man I'm glad I don't live in Seoul. 3 Mwon down and 300 kwon a month for a 100 pyeong lot with a nice house smack in the middle out here.

Gangnam is a living ripoff unless the academy is footing the key deposit.
I used to live in an officetel one-room in Cheonho for down payment of 10million and monthly of 500,000. The cheapest one room apartment are in Shihwa Dangji for 1million key deposit and 100,000 monthly if you happen to work near Ansan or Anyang/Pyongcheon or if you are willing to travel a long distance.

If you're gonna pay rent, then try getting the key money down to as low as possible.

The foreigner-heavy areas suck IMO. Commercial heavy and filthy, filthy filthy.

Mokdong is a nice area, and for 50m key money you can maybe get a good place for 500 depends what you want.

Guil station in Guro-gu is a sweet place, but only if you're in "the island" which is a neighborhood with only one road in or out, only place I know of with no prostitution.

Very near Sindorim station is a brand new Samsung Ramyun apartment along the Seobu Expressway. 30m deposit and 1200 a month gets you a very nice 3 bedroom with 2 bathrooms (both with showers), all amens, a large storage room, a decent gym, a library and views from 3 sides. You could negotiate I'm sure as that was what I was quoted initially.

Near Guro station has some new buildings. A former s#1tpile, the main drag in Guro, from the new Time's Square mall down to the Anyoungcheon is all being rebuilt.

Dangsan station area is benefitting from the new #9 line express station. Very cheap rents. Try the Samsung Raymun near the station.

If you want central, you could find what you're looking for around Mapo station too, depending on the size, but I wouldn't want to drive that area everyday. No car? No problem.

If you work in omokyo, why not try around Sinjeong Station? I live there now, and have a brand new 25pyung villa with three bedrooms for 40million and 550,000 a month. It would be easy to get to work. There is a nice open market for buying fruits and vegetables. Very near E-Mart and Home Plus. Short 4,000won taxi ride to costco.

TBH I didnt know they still made NEW Villas.

I've always been wary of living in a Villa, mainly cause so many of them look old.

Haebangchan or Itaewon yo.

I had a 2 bedroom villa in the hbc for 1mil down moneh and 400k a month rent pretteh (I likes me some pb.)

As long as you can stomach the recent lib arts grads with their trodden down jeans all torn up at the back, their sandals and dreads (white ppl here i'm talkin bout) and their poorly thawt thru tats - you be fine!

Wow, I'm curious how you know this. That cheap of housing, and in that location, basically exists for Chinese and Southeast Asian laborers.

LOL, I'm pretty sure just speaking English alone is enough to qualify one for a better job than those laborers living in Ansan have.

On second though, maybe I'm wrong though? Do the Filipinos there already almost all speak English?
