Hi,

If you are tired of living in run down areas, tired of the Itaewon/HBC scene, tired of crowds and just plain tired of your employer giving you sub-standard housing consider moving here. This officetel is located in Baekseok Dong, Ilsan Dong Gu. Technically it's just outside of Seoul, but to be realistic it's more of a suburb than anything else. Go to www.maps.google.com and type in Costco Baekseok Dong. On the map just under Costco you will see a 4 building complex. The one available is in the top right corner.



TRANSPORTATION:

The officetel is about 10 minutes away by foot from Baekseok Station, which is on the orange line #3 going north west of Seoul. It takes less than 40 minutes to reach central Seoul. Baekseok Dong bus stop is about 5 minutes away by foot. There are frequent direct buses to and from many places in Seoul that run until about 2:00AM in some places.
You can get to Hongdae in 25 minutes, Yeongdeungpo in 25 minutes and Gangnam in 50 minutes to name just a few. The airport bus goes direct (non-stop) from this same stop and takes a lot less time and is much cheaper than from Seoul. Taxi costs from Seoul obviously depend on where you are coming from, but it basically costs about 15,000 won from Hongdae and 30,000 won from Gangnam.



AREA:

The officetel is in a great area. Costco is directly across the street. There are numerous bars, restaurants, shops and markets on the main floor of the building and nearby. Some are open 24 hours. There is a large open space outside of the building and on the roof for eating, relaxing, playing, reading etc. The area is quiet, clean and uncrowded.

Walk for 10 minutes and you will come to two inline hockey rinks, an inline oval and a high school that has a fully developed running track and basketball courts. If you continue for another 5 minutes there is a swimming pool.

La Festa/Western Dome (a huge open air mall that has everything you might want/need), E-mart and Lake Park are a mere 10 minutes away by taxi/bus/subway. You can also get a bicycle and bike to such places � there are bike paths connecting the entire area and even into Seoul if you so desire. There are also some historic places (South America Museum, Royal Tombs etc.), art centers (Kintex, Ourami) and sports complexes (3 ice rinks, soccer fields etc.) which all within 15 minutes by bus/taxi/subway.


ACCOMODATION:

The officetel available is on the 6th floor. The building has two sets of elevators, 24 hours security, garbage and recycling is on the main floor outside in the parking lot and packages delivered will be left in the office not on the ground or outside your door. The bathroom is fully developed (no tub though) but there is a separate shower stall. The kitchen has a full wall to floor refrigerator/freezer, gas range, full counter that can also be used as a table and the washing machine is built in under the gas range. The main room has enough space for a sofa and a large tv all the while having some open space. This officetel also comes with an upstairs loft that is fully developed. Like the main corridor on the first floor there are cabinets built in for clothes and storage etc. You can also fit a large mattress up there. It's only half a floor so only a mattress will do, but it's great as you have a bedroom separate from the living area. A sofa bed, table, some kitchenware, small vacuum and a drying rack for your clothes are also included. Finally, there is also an air-conditioner and a heater than you control by yourself. Pets are permitted if you have one.


COST:

The cost is 5,000,000 key money and 520,000 won a month in rent. However, you might be able to pay all the rent up front and avoid giving any key money. You can probably sign a lease for as long as you need. This would likely be acceptable, as it avoids the owner and the new person leasing the place from having to pay any real estate fees. Your total house bill should hover around 80,000 won a month. That includes everything, except your internet and phone connections. Even when using the air conditioner in the summer and the heater in the winter the bill went to around 95,000 won maximum.
