i am considering moving from my smoe job to work in the gangnam district.
900,000 won is a generous allowance. ideally i'd like to pocket some of that money, or else i am not getting much of a pay raise.
what kind of rents can i expect for a one room? a clean villa would be fine. i'd hope for a 10 pyeong place though. commuting is ok if i don't have to transfer. cheap areas? are places like sadang still affordable? |

around which stations exactly? guro digital complex? 10 mil key money and 400k sound like the bare minimum in my mind....i'd be shocked if i could find that and it wasnt roach infested. |

Gangnam/Seocho area would have One-rooms available in the:
5 Mil deposit, 600-700,000 won / month
You could find cheaper, but you would either be in the basement, or in a glorifed cargobox on a rooftop. |

You should look at the big picture. That 900,000 can easily be offset with something else. Even just a 100,000 salary raise will give you 1,200,000 for the year. I would rather take that than 900,000 upfront with no idea of other costs involved. |

You should look at the big picture. That 900,000 can easily be offset with something else. Even just a 100,000 salary raise will give you 1,200,000 for the year. I would rather take that than 900,000 upfront with no idea of other costs involved. |
Going from smoe to gangnam will increase my salary from 2.4 to 2.5 and give me the 900,000 won allowance which i could hopefully not spend all of.
however, i would lose the 2,000,000 won flight bonus that smoe gives renewing teachers each year.
so, basically, the raise alone isn't enough for me to change ships. i have to save some of the allowance or it isn't worth it. |

Haha. I was running the same numbers myself and if things go well with the Gangnam application process, I'm looking at a parallel move (financially) instead of the bump up I expected... all with increased commute time. |

You are getting 2.4 with SMOE? That's 6 year raises from a 1.8 start. Do you have some qualifications which would have started you at a higher salary than the usual 1.8? Did you work 6 years for SMOE?
Personally, if I had the qualifications and only worked with SMOE for a year, I would stay. I don't see what advantage you would get by going to Gangnam. If you have spent many years with SMOE, then Gangnam might give you a different experience/change of scenery. |

It's fairly easy to find a place and save the extra, although you may have to put a little effort into your search at first. Many teachers do that, although many also pay a little more and live in a pricey but nice place in central Gangnam.
You should also take into consideration that the housing allowance is taxed, which means that it will move you into a higher tax bracket and you will actually net a little less. An unfortunate surprise for some of the Gangnam teachers this year.
There are other non-financial benefits for working in Gangnam public schools. But if you are satisfied with where you are at right now with SMOE, it may not be worth it to you to make the move. |

2 years hagwon, one year smoe, tesl cert = 2.4. i started at 2.3 last year. i won't see a raise this year, though. at any rate, yes, without a tefl cert and no experience i suppose it would take 4 years of smoe experience to get 2.4. keep in mind after the first year it goes from 1.8 to 2.0. that's why nearly every newbie gets an online tefl/tesl cert - it's an automatic 100,000 or 200,000 won pay bump.
one reason i want to change is my school is just average and i'd like to see if i can get a job with: vacations not chopped up into short bursts, overtime opportunities, the ability to get my severance yearly rather than a lump sum when i quit (this is a big reason i want to leave my school after 2 years - i dont like them holding onto that much money). i realize i may not get these things at a new school, but hey, life is about risks.
@yoja i have indeed considered the higher tax rate, which was another reason i was hoping to find a cheaper place. i have no desire to live in a central part of gangnam as i really don't care for the area as much as other people do. (i spent a year in daechi-dong and another in seocho-dong)
out of curiosity, what do you consider the non-financial benefits to be? after a year of being a hagwon monkey in gangnam, i'm not sure if student quality is one. 
and...btw, what's your housing situation? |
