hi all,

if any of the forum experts could please advise some questions about breaking a rental apartment contract...

1) what is the shortest contract i could sign - generally speaking, are 6 month contracts typically available?


2) if i decide to change jobs, move to a new city before end of apartment contract - what are the typical penalties for breaking the apartment contract (if any)...eg:

-would i lose my deposit?
-would i have to pay out the weeks owed to the end of the contract?
-would i be put on a blacklist database that would make it difficult to get a rental apartment in the future?

1) Usually the shortest you will find is one year. It is possible to find 6 month contracts, just not as typical as a one or two year.

2) Depending on the landlord, you normally have to wait to get your deposit back. Typically someone has to sign a contract to move in before you get your deposit back. So if someone doesn't move in for a few months, you will still have to pay rent.

Also, you may be charged fees if you break your contract, IIRC this is up to the landlord. Fees such as breaking the contract early, paperwork fees for the new tenant, etc...

A standard real estate rental contract says you have to continue paying rent until a new tenant is found. Also, you are liable to pay the landlords real estate commission fee when the new tenant signs.
