Personally I wouldn't even consider buying a property anywhere in the Lower Mainland and probably all of southern BC right now. My little brother's been thinking about buying a place in the Fraser Valley and I keep urging him not to. As a few of the others have mentioned, Vancouver is definitely in a huge bubble, and it may keep running for a while, but at some point, it is going to burst. Check out the average cost of a house versus average salary in Vancouver. It's ridiculously high.
There's an interesting blog you should check out by a former MP, Garth Turner. He's a little over-the-top, but he makes some very interesting points.

I just closed on another home in southern California. I have to say, it was a craptacular experience. Apparently many underwriters were fired after this past mortgage crisis, so the ones that still have jobs are being a pain in the caboose so that they look like they did everything they were supposed to. We had to write essays about why we wanted the house, where our income was from, how we were going to pay, etc. This is even though from the very beginning they told us that we were financially qualified and approved for a loan. They dragged out the process over THREE months. They broke every promised deadline by coming up with a new document request on the last day telling us its the last thing they need. Then they would give us a new timetable and repeated this process over and over again. I was close to losing my escrow deposit and had to threaten them on nearly a daily basis to finish. Towards the end, I mentally switched gears and went into lawsuit mode. Then they finished the day AFTER escrow closed, forcing us to ask the sellers for an extension.
