So...I might have to leave Korea soon, but I've got an apartment contract in my name until the end of May 2014.
Can I just tell my landlord to take the rent payments out of the deposit I paid? I really don't want to prepay the next 9 months now. The deposit amount completely covers the remaining rent with plenty left over. |

If I come back it'll only be to collect the deposit. I would sublet but I'm paranoid about my stuff (electronics and whatnot) and strangers. Also, since I won't be in korea, won't be able to check up on my place. |

Check the contract you made with your landlord. It might be much cheaper paying the penalty fee for canceling the overall contract than paying 8-9 months of rent. My friend canceled his contract early and his landlord charged him a real estate fee (around 300,000) and one month's rent. |

Most contracts stipulate that if you cancel early, you have to find a new tenant and pay the agent fee. Until then I would be liable for the rent. At least that's how my contract is. |

Yes, you can just let your landlord take the rent out of your deposit. However, if you have 8 months left you will probably come out ahead if you list the unit and pay an agent to find a new tenant. |

The fees aren't very high and the agent should find someone pretty quickly. Don't be stupid, break your lease. |
