Hi
I've been looking at studio apartments in seoul that require around one million krw as key money on craigslist for seoul.
does anyone know of any other good resources?
Does anyone know of any other english resources for apartment finding?
Also when i give key money, how do i know ill get it back? Giving someone one million or two million krw makes me uneasy lol

Going to be hard pressed to find a half decent place w/ 1m key money unless you are looking for some dump in hbc.
More than likely you will need at least 5m-10m to secure a place that doesnt feel like a shoebox.
For apartments, Koreans still like using real estate agents, which can be found all over. Just look for 부동산 signs, they litter most places in Seoul. Websites do not cover many areas in Seoul very well and often are just bait to get you into the office anyway.
Walk in there (in the area you are interested in), tell them what you want and how much money you have to spend and setup a time to look at apartments. You will need someone w/ you that speaks Korean well when you sign the contract, but for just looking basic speaking and writing skills will get the job done. Hell, the first time I went in there by myself a few years ago I did 100% of my communicating w/ the 부동산 in writing because my speaking was absolutely atrocious. That combined with hand gestures got the job done.
I would also imagine that if you poke your head in enough offices there is bound to be a few that speak enough English to help you out if you can manage some small amount of Korean with numbers and locations. The offices are every other block, if not more common, just hit the streets. |

A whole 1 million won for a security deposit on an apartment? Don't do it bro. Way too risky. I heard that the deposit on your mom's basement is considerably less. |

One will probably need to pay a minimum of 5 million won key money to get a half-decent apartment even in HBC nowadays. And even then there are some absolute stinkers.
I did once score a moderately okay place for 2 million key money. That was back in 2005. Times have certainly changed since then based on my last "general Itaewon area" apartment search. |

I suppose I should amend that a little bit.
You CAN find apartments with 1m key money, but you will be paying a MUCH higher monthly rate. (however you will get flat out refused quite often)
For example: Apartment can be:
1. 550k per month with 10m deposit
2. 650k per month with 5m deposit
3. 750-800k per month with 1m deposit.
No way you can make 200$ per month with 10 grand, better off to invest it and make the cost of the apartment lower. |

on craigslist

Usually you are supposed to wire your key money through the bank and not give cash so that there is an electronic record of the transfer. You will also sign a lease agreement that should state how much the key money is and when it shall be given back.
If you don't have a lot for key money then you are going to pay a higher monthly rate like other people have posted. Also if you use a Realtor expect to pay like 3 or 4 hundred thousand won for their service.
A buddy of mine used James Realty www.seoulhomes.kr. They had some short term options with basically just 1 month deposit as key money but he pays around 800 000 rent/month. Not sure what your looking for/how much you can afford. |

I have one coworker who made an arrangement with his building owner to pay a whole year's rent in advance, but no key money. Then he doesn't pay rent for the whole year (since it's already paid). My school offers the whole year's housing allowance in advance if you want, or monthly, however you prefer, so he had the whole year's amount in advance.
He lives not too far from the school in Seoul (not HBC) too, so I guess it's possible. He seems happy with his place, too. I don't think he would live in a crappy shoebox. |
