Can somebody explain how/if an officetel differs from a normal studio? I can't tell if an officetel is better or worse than a normal studio. Most of the officetels I've seen online seem bigger and most of them have lofts but then some descriptions make them sound like they are smaller and crappier than a studio. Anyway, I've never heard of these things so if anyone can offer some insight I would greatly appreciate it! |

Everywhere is different and so some officetels can be worst than a normal studio apartment. Generally they have more security and are in more central locations. Some are lofts but plenty aren't. Also a normal studio apartment building will have 10 apartments but an officetels often have 50+. |

The newer officetels are built in a semi high rise building. The main difference between an officetel and a studio in a villa would be, security guard, elevator, businesses usually take up the first few floors, utilities will be charged at a higher rate because you can run a business from an officetel room, you'll pay a higher maintenance fee.
Officetels are definitely better than villa studios but you'll pay on average about 2-300 more a month for a room about the same size. |

Also your realtor fee if you pay one might be more because it's twchnically a commercial building. |

Well the housing would be paid for so I'm not too worried about that part but it is good to know about the higher maintenance fee I didn't think about that. |

To clarify, what do you consider a 'studio'?
An officetel is a kind of building, a studio is a kind of apartment, for starters. An officetel is defined by having split residential and business tenants (usually the first 3-4 floors are business, from what I've seen). I think usually (though it may vary), the residential section of an officetel is 'one-room' apartments, which I suppose is a kind of studio. One-rooms are fairly modest. Not hole-in-the-walls, but not terribly spacious. They may have lofts, they may not.

You'll definitely want to find out what the maintenance fee is beforehand. Ive seen some places charge 190 a month for a crappy one room officetel. |

Yeah I think mine is zoned as a business space (whatever that means), has excellent soundproofing, and as mentioned above there is a bunch of security. |
