|
|
I'm considering one of those jobs with a housing allowance and want to know how far it will get me in Bundang. What is a newer studio or officetel like place running for in Bundang? I'm looking in the 12-18 pyeong range in terms of size. Clean (and newer) beats size for my preferences...
Can a decent place that meets those specs be found for 10 million in key money plus 400-500K won in monthly rent? Would it be more? Less?
Thanks! |

5 million deposit will do it. Here in Apgujeong a friend of mine has 15 pyeong for 5 mil and 400000 a month plus utilities. |

Can the rent be negotiated in many of these cases? Some employers will pay up to 10 million in key money. By doing so (vs. 5 mil), can I bring down the monthly rental cost?
Does anyone have experience in this? |

Generally it's a minimum of 5 million, and each million added on afterwards brings the rent down by 10000 per month, so it's definitely worth it if you have the extra money to put down. |

Check this out, these are all places in Bundang:
http://www.oneroomhouse.org/
The numbers mean deposit/monthy rent/jeonsae, so the first two numbers are what you want to pay attention to. |

Here's one, 17 pyeong for 5 mil down and 500000 a month so you could get it for 450000 if you put down 10 million instead.

If you're paying monthly rent, you can find something. What's more important is choosing the right kind of place out there. Stay away from the prestige factor and go for something comfortable. |

I could never find rents as low as the ones advertised on the Internet, when I went out to the same buildings in person. But I can't speak Korean (other than the little bit necessary to scan basic information on those sites) so I was at a big disadvantage. Even so, I did get a very nice place and it may be available soon. I paid 5 million in key money and the rent is 440,000 a month, but it may go up for the next tenant. I'm not sure, but rents in the area seem to have increased since I was looking.
I can show you photos of my place if you're interested. When are you looking to move? |

I'm looking for a place to rent in early to mid-September 2005. Probably in Bundang. You can PM me if that works with your own dates. |

the place that mithridates showed you is a common new officel tel in bundang actually my friend lived in that very officeltel.
if the price is too steep for you then you could look into the older models!
or perhaps a a place in the old part of jongja-dong a place above a shop or in a small villa might get it for 1-3 million key, and about 350-400 a month rent..
but personally I would go with the modern place! if you are gonna live her for a while you might as well have a nice place! im sure you can get a nice officeltel for 400-500 no problem.. |

My place here near Sunae in Bundang is 10 million won key plus 450,000 a month.
You're looking at offictells in that price range. Be sure to ask how much utilities will run, and if you move into the Jeonja area, make sure the doors have good locks, or add your own deadbolt (about 60,000 won for one).
There were lots of break-ins in Jeonja last year. The theifs were putting putty in the locks and making keys. |

my place last year.
Be careful of the those 1 1/2 floor type officetels. the second floor is about 2ft high from top to bottom. |

Mine is like that and it's cute!!! At least I can sleep in a separate room and put lots of other stuff on the main floor. It's definitely the best place I've had in Korea. |
