The business turns over US$272,500 (10,500,000 baht) per year and this leads to net profits of US$130,000 (5,000,000 baht) per year. With current facilities and staff the owners feel that these figures can be improved upon by up to 20 per cent. The business can be acquired outright for an investment of US$530,000 (20,000,000 baht). The five storey building is rented for 46,000 baht per month on a renewable five year lease, and the lease could even be negotiated for a longer period. The building includes four classrooms, a large reception and office area, a large lesson planning area with computer terminals, two offices, a kitchen area, three outdoor patios and five bedrooms for trainees. The training facility is located in a very pleasant suburb of Phuket Town, and operates comfortably with one training centre manager/lead teacher trainer, three teacher training staff and a number of Thai staff. This business has grown rapidly and has a very strong customer base and infrastructure. It is an international market leader in this particular field, and one of the highest attended and most reputable training facilities of its kind in the world. This business will continue to thrive and expand. The owners will consider financing options for a suitable buyer. |

I'm kind of proud of this post. Its a unique post. It sheds some light on the industry and gives people (teachers) a big picture and that is likely one they aren't used to seeing.  |

Wow, a business trying to sell for TWICE it's gross sales 
Depending on whether sales are trending up or down, at the high end, selling for more than one years' gross is almost unheard of. |

Yes, joking about Yale. But if you think this is a great deal, then by all means buy. I've been involved in both buying and selling businesses in the past, and wouldn't touch this with a 10-foot pole, particularly given the recent coup--who knows what the new government will impose. Maybe it would be a better or lesser value by say 20% either way, depending on the books, but even as a starting point, that price is nuts. But that's just me. |

| Tefl training schools are hurting here in Thailand, it's quite widely known amongst those in the business. The market is saturated and we are seeing more and more ads like this. Every week in the local newspaper there are tons of businesses stating "For Sale in Paradise". Many bars and restaurants too. There has been a lot of speculation about the new visa rules as well, it's a case of wait and see on that one. Buyer beware. |
