Click on the number 1 Hakdong listing for photos. Looks nice, but kinda pricey imho. It'll be super close to my new place of work.
SH Art Nouveau officetel/ loft
1 minute walk to Hakdong station (line 7)
10 million key money
850,000 monthly rent
14 pyung |

Stupid expensive is right. Though I know a guy who just moved into an officetel near Jamsil station - 5 million key money, 600,000 won a month rent plus 100,000 maintenance fee which includes utilities. Don't know how many pyung but the place is clean, secure and perfectly doable for a single person. Unfortunately, no other units available in his building.
I don't want to commute more than 30 minutes...what are some other areas to look at that are within 30 minutes of Cheongdam station (line 7)? |

Try Gunja or Konkuk University on the north side of the river, or any of the stations north of them.
I lived in the basement of a villa in Nonhyeon-dong close to Hakdong station, and the area is not worth the extra money.
Don't forget the 150-200,000won extra you'll pay on top of the 850,000 just for living in an Officetel.
Find a nice place in a villa somewhere north of the river, with no building fees, and that will be just as clean, safe and secure.
Gangnam is the pits. |

You're looking at a million a month for a shoe box. |

Damn, why did I assume the maintenance fee was included in the 850,000? Stupid me. Either way, even 850k is too much. |

Thanks! I'm looking at oneroom.com right now - it's all in Korean so it's difficult to navigate but I'm slowly figuring it out...
For "bojeunggum" 보증금 if I only have 10 million won in key money, then would I choose the "1 천 이 하" option? |

It's ridiculous! Nearsubway.com is a total rip! At oneroom.com, I'm looking at officetels for 400,000 won + 50,000 management fee in the Gangnam area. Sure, I'm putting down 10 million won in key money, but still, some of these places are pretty nice. And here I was thinking I'd have to spend twice the amount just to get a decent pad in Gangnam.
I don't have to live in Gangnam but it would be nice to not have to commute to work.
Check it out, for 10 million key and 450,000 monthly, you get this 18 pyung place:
http://www.oneroom.com/AD/AD_Rent/DetailView_OneRoom.asp?CurrentMenu=%BF%F8%B7%EB&SimpleArea=%BC%AD%BF%EF+%B0%AD%B3%B2%B1%B8&SimpleDeposit=1000%7C2000&SimpleMonthlyRent=40%7C60&OrderItem=UpdateDate&OrderValue=DESC&TargetPG=2&TargetID=20070529180245-94825&GroupType=1#ShowPicture
For 10 million key and 400,000 monthly + 45,000 management, you get this 13 pyung place:
http://www.oneroom.com/AD/AD_Rent/DetailView_OneRoom.asp?CurrentMenu=%BF%F8%B7%EB&SimpleArea=%BC%AD%BF%EF+%B0%AD%B3%B2%B1%B8&SimpleDeposit=1000%7C2000&SimpleMonthlyRent=40%7C60&OrderItem=UpdateDate&OrderValue=DESC&TargetPG=2&TargetID=20070724101540-72252&Grou
For 10 million key and 400,000 monthly, you get this 15 pyung place:
http://www.oneroom.com/AD/AD_Rent/DetailView_OneRoom.asp?CurrentMenu=%BF%F8%B7%EB&SimpleArea=%BC%AD%BF%EF+%B0%AD%B3%B2%B1%B8&SimpleDeposit=1000%7C2000&SimpleMonthlyRent=40%7C60&OrderItem=UpdateDate&OrderValue=DESC&TargetPG=3&TargetID=20070706162721-34397&GroupType=1 |

|
|
A few words of advice...the oneroom websites will often show pictures from larger units in the building (e.g. post pictures of 30+pyung apartments but pass them off as the 18pyung).
Also, the prices they advertise are only available if there are any units available. They will often quote prices that are lower than the actual rental price to lure you to come to their agency.
In general, I find Korean real estate websites misleading.
Best thing to do is to make a personal visit to one of the ubiquitous real estate agencies in the area you desire to live in. Try a few as they sometimes have different listings.
Finally, particularly for officetels, the advertised pyung dimensions are larger than you actually get in the apartment as they include part of the hallway and parking spot as part of the total pyung size. So, if you see an 18 pyung officetel, it will probably be more like 12 or 13pyung.
Good luck. |

How does one get past the language barrier when using One Room? Not for the browsing, but actually contacting the agents.. |

The rooms that they advertise on their sites are almost NEVER available, they're more like bait to get you to contact them |

I'd like to know that too ... maybe you could send out a few text messages in English and see which agents get back to you? |

Recruit a Korean friend or co-worker to help you out? I don't know, just an idea. |
